Kenya has a rapidly growing population and a significant housing shortage. There are more than $ 47 billion in projects under construction including four mega real estate developments.

Kenya has the fifth largest economy in Africa and the second largest in East Africa. Kenya's population of 54 million makes it the seventh most populous country on the continent, resulting in a Gross Domestic Product (GDP) per capita of over 1,800 (2019). 

There are currently over $ 93 billion in active projects in Kenya, of which $ 47 billion are under construction. Unlike Nigeria, the top 5 projects in Kenya are mega housing developments, with only one railway project in the top 5.  

Konza Techno City

Developed by the Konza Technopolis Development Authority, the city will cover more than twenty square kilometers and will take more than a decade to complete. Kenya's largest project with an estimated budget of over $ 14.5 billion.

Northlands City

Primarily a housing development over an area of 44 square kilometres, this development will offer a mix of high and low density housing. Developed by Integer Limited, the project will provide around ten thousand housing units.

Nairobi-Malaba Railway SGR Naivasha-Kisumu

Part of the Nairobi to Malaba railway line, the Kisumu section is phase two of the project. China Communications Construction Company is the contractor for this 262-kilometer second phase with an estimated cost of $ 3.7 billion.

Mwale Medical and Technology City

KE International is the contractor for this high-end development with several zoned areas including a hospital, shopping and entertainment districts. The project is almost complete and will be completed in the coming months.

Athi River City

Developed by Beijing Damei Investment Company and Zuri Group Global, this development includes housing and manufacturing facilities on a five square kilometer site. Construction work began recently and is scheduled to be completed in 2026.
